North Saanich at a glance
The District of North Saanich is about 25 km north of Victoria on the Saanich Peninsula, with 12,235 people in 2021. Ocean surrounds it on three sides, with about 20 km of shoreline, and it's home to Victoria International Airport and the Swartz Bay ferry terminal.
What that means for your heating
Rural and residential lots mean a mix of heat sources: heat pumps, oil furnaces, propane, wood and electric baseboards. Larger homes on acreage often benefit from zoned systems so unused rooms aren't heated. See heat pumps.
Long, wet winters
North Saanich has short, warm, dry summers and long, cool, wet winters. Damp air makes homes feel colder than the thermostat says; good ventilation and a heat pump's dehumidifying effect help.
An airport that built a district
North Saanich was first incorporated in 1905 but dissolved in 1911 for lack of a tax base. In 1940 the site of today's airport was chosen as a military base, and some 10,000 personnel arrived. The current district was formed in 1965. Many homes date from the decades after the war, and some still have original oil systems or ducts that were never sized for modern equipment. If you're upgrading, have the ductwork checked; see ductwork and ventilation.
